What I'm Seeing in Beverly Hills and Pasadena This June
Two Exceptional Markets. Two Very Different Buyer Mindsets.

One of the questions I get asked most often is, "How's the market?"
My answer is usually the same: "Which market are we talking about?"
After spending the past several months meeting with buyers, advising sellers, touring homes, and negotiating transactions throughout Los Angeles, one thing has become even clearer to me—real estate is no longer one market. Every neighborhood has its own rhythm, and understanding that rhythm is often what separates a successful sale from a missed opportunity.
Two markets I've been thinking about a lot this month are Beverly Hills and Pasadena. Both are iconic Los Angeles communities. Both attract discerning buyers. Yet the conversations I'm having in each are remarkably different.
Beverly Hills: Buyers Are Looking for a Reason to Say Yes
Luxury buyers today are incredibly informed.
Before they ever schedule a showing, they've already compared dozens of homes online. They know the price history, the previous sales, and what else is available nearby.
What I've noticed this June is that Beverly Hills buyers are not chasing every new listing—they're waiting for the right one.
They want exceptional architecture, thoughtful design, privacy, quality craftsmanship, and a home that feels truly special. Prestige still matters, but an address alone is no longer enough. Buyers want to feel that the property justifies every dollar they're investing.
For sellers, this means preparation matters more than ever. Presentation, pricing, photography, and marketing all have to work together. The homes that stand out continue to receive attention. The ones that don't often sit longer than expected.

Pasadena: Buyers Are Buying a Lifestyle
Whenever I work in Pasadena, I notice something different.
Many buyers fall in love long before they calculate the numbers.
They talk about tree-lined streets, historic architecture, neighborhood cafés, weekend walks, schools, and the feeling they get when they drive through the neighborhood. They're imagining their future life there—not simply purchasing a property.
That emotional connection continues to make Pasadena remarkably resilient.
Well-prepared homes that are priced realistically are still attracting strong interest because buyers aren't only evaluating square footage—they're evaluating how the home fits the life they want to build.

What This Means for Sellers
One lesson I've learned over the years is that there is no universal marketing strategy.
The same approach simply doesn't work everywhere.
If I'm preparing a Beverly Hills listing, I'm focused on showcasing exclusivity, architectural details, design quality, and the unique elements that separate it from every competing luxury property.
If I'm preparing a Pasadena listing, I'm telling a different story—one centered on warmth, character, livability, and the lifestyle the neighborhood offers.
Both approaches are equally important because buyers in each market are making decisions for different reasons.
Looking Beyond the Headlines
National headlines often tell us whether it's a buyer's market or a seller's market, but that's rarely enough information for someone making a real estate decision.
The conversations happening in Beverly Hills today are very different from those happening in Pasadena. Even neighborhoods just a few miles apart can behave completely differently.
That's why I spend so much time studying individual communities instead of relying only on broad market statistics. Understanding local buyer behavior allows me to position each home in a way that reflects what buyers are actually looking for.

One of the things I enjoy most about real estate is learning what makes every neighborhood unique.
Every home has its own story. Every community has its own personality. My role isn't simply to help clients buy or sell a property—it's to understand how buyers are thinking today and create a strategy that gives my clients the strongest possible position.
